FULL YEAR 2008 MARKET STATISTICS

  • Average prices for all Sedona residential property (excluding condos) that sold during 2008 decreased approximately 14% compared with 2007. However, average prices remain 40% higher than 2003.
  • Average Sale Price: 2008 $592,570; 2007 $691,551; % Change -14.3%
    Average Price/Square Foot: 2008 $258.13; 2007 $297.28; % Change -13.2%
  • In Sedona's $1Million plus luxury market the median price of sold homes during 2008 increased 3.9% compared with 2007, while the average price per square foot (probably a better measurement) increased only slightly. While sales volume in this segment of the market has dropped back to 2003 - 2004 levels, prices have generally continued to trend up, with the median price in 2008 25% higher than 2003.
  • Median Sale Price: 2008 $1,377,897; 2007 $1,326,280; % Change +3.9%
    Median Price/Square Foot: 2008 $371.84; 2007 $359.33; % Change +3.5%
  • At the other end of Sedona's market (homes selling under $500,000) the number of transactions increase 17%, while the average price of homes sold dropped 7.5% from 2007.

  • Average Price/Square Foot: 2008 $201.11; 2007 $235.33 % Change-14.5%
  • Prices in the middle of the market (sales between $500,000 and $1,000,000) decreased 2.8%.
